Tenants
Active Property Service has been helping individuals and families with their housing needs in the Rogue Valley since 1998. Our current coverage area includes Ashland to Gold Hill and Trail to the Applegate Valley. Our inventory of units includes single family houses, duplexes, apartments, condos, town homes, studios, manufactured homes and cabins as well as executive homes.
Please see our Available Units page regarding housing that is currently available or coming available soon. We make every effort to place units that will be coming available soon on the list. Our list is updated regularly so please check often for the greatest opportunity. All of our units are rented on a first come first served basis. I you are truly interested in a unit do not hesitate to secure that unit before it is gone. We will accept the first qualified applicant(s) for a unit.
Tenant Screening
We are an equal housing opportunity property service. We do not discriminate on the basis of race, color, religion, sex, disability, national origin, familial status, sexual orientation or source of income. We are seeking tenants that pay their rent on time, will take care of the property, respect their neighbors and obey both the law and the rental agreement.
All tenants over the age of 18 occupying one of our rental properties is required to fill out an application and pay the fee. The application fee is $35.00 per person, is non refundable, and is due at the time the application is submitted. We attempt to verify all information within two business days. We try to work with everyone regardless of circumstances. It is of the utmost importance that you you are upfront and honest with us regarding everything that goes on the application. Lying on the application is an automatic denial. We will review your application prior to submission and for those that we will not be able to work with, we can usually let you know and can save you the application fee.
Security Deposits
Security deposits for each unit are different. Security deposits are held during the entire term of tenancy. Security deposits will be returned within 31 days of moving out. The majority of our tenants have received most if not all of their deposit monies. Upon moving out we will inspect the property and determine the condition the unit has been returned. Provided the unit is in substantially the same condition it was received will determine the outcome of the security deposit.
Common issues that arise that will affect the amount of security deposit returned include but are not limited to; how clean the unit has been left, dirty air filters, mini blinds damaged or missing, past due fees, and other miscellaneous damage that was the fault of the tenant.
Fees
No one likes to pay fees and tenants that follow the rental agreement rarely encounter any fees other than the initial application fee.
Other fees that may be charged are as follows:
- Pet Violation-$500 per pet per occurrence
- More than two pets on the rental agreement- Fee varies (see Pet Deposit Policy)
- Late rent-10% of the monthly rent amount, not less than $50 per occurrence
- Returned check-$35 per return
- Delivery of notice- $35 per notice
- Smoke alarm tampering fee- $250 per occurrence
- Non-compliance- minimum $35 up to one months rent
Pets
Pets are allowed in many of our units. Any pets that are allowed will require a pet deposit. You can find our Pet Deposit Policy under the forms section of the website or in our office. It is important to note we charge a $500 fine per pet for any unauthorized pet including visiting pets we see at the unit.
Rent Payment
Rent is due in our office by midnight on the 5th of every month. After the 5th rent is considered late and is subject to a late rent fee. If your rent is mailed it must be postmarked by the 4th to be considered on time. All rent must be paid by check or money order. Our office does not accept cash. For your convenience a rent drop is located in front of our office at 2650 Bullock Road, Medford OR 97504. If you are having trouble or are not sure if you will be able to make your rent payment on time you must contact our office before the 5th of the month to make arrangements.
Renters Insurance
Active Property Service recommends the use of renters insurance on all of our units. The owner of your rental unit has insurance on the property and dwelling it does not cover your personal items. Besides protecting your personal property from theft or damage in many cases renters insurance can cover accidental damage to your unit that you may be liable for. Protect your property and your security deposit against loss by obtaining renters insurance. You can call our office or search or website for renters insurance providers.
Unit Care
During the time that you occupy one of the units that we manage you are responsible for the care of that unit. If you are having any issues with your unit please call our office at 772-5334 or use our Maintenance Request Form to report the issue.
