Active Property Service has been helping owners protect and maximize their investment properties for more than 10 years. We are a locally owned company that specializes in residential property management. Over the past two years we have grown to include commercial property management as well as real estate sales. We customize our management contracts to fit each individual owners needs. Our goal is to give professional service with a personal feel.

Q: How long is the contract for?

A: Our full time property management contracts can be cancelled by either party with a 90 day notice.

Q: How much does management cost?

A: The price for full time property management varies depending on many factors. We bill out on a percentage basis. We do not charge a startup fee or any fees while the unit is vacant. Please contact us with the specifics of your property for a price.

Q: Do you just do tenant placement?

A: Yes, we will market the property and place tenants for you. Once the tenants are placed the day to day management of the property is turned over to the property owner. The fee for this is typically 50% of one full months rent.

Q: Who pays for advertising?

A: Unlike some management companies Active Property Service provides online advertising at no charge to the property owners. We place and update ads multiple times per week on various sites such as Craigslist, HotPads.com, FrontDoor.com, rentBits.com, myspace classifieds and many more. We also place an ad on ActivePS.com that attracts up to 300 local visitors per day. Your unit is placed on a list of available units at our office and it is handed out or relayed to any person inquiring about rentals. If you would like print advertising, we would be happy to design and submit the ads for you but any cost incurred would be at the property owners expense.
